PROPOHOLIC founder Nat Gordon joined the Settlement Day podcast this month, appearing alongside an expert panel including wealth adviser David Simon from Integral Private Wealth and licensed conveyancer David Winning from Your Move Conveyancing.

What We Discussed

The conversation opened with a straightforward question: Is property in Australia still a reliable long-term investment given the current economic climate?

The panel covered a range of issues relevant to buyers, investors, and the professionals who serve them.

On affordability and buyer behaviour, we talked through where pockets of relative value exist, particularly for buyers willing to look beyond their home city or familiar suburb. The post-pandemic shift toward regional areas and interstate relocation has not reversed. For many buyers, working remotely has separated location from employment in a way that opens real options.

On property type, the panel discussed the long-standing principle that land holds value in a way that building stock does not. For buyers weighing apartments against houses, particularly in tighter markets, the proportion of land in the purchase matters more than most buyers appreciate.

On first home buyer incentives, we were direct. Government grants and schemes are not without consequence. When additional purchasing power enters a defined price band, competition rises and prices follow. The net benefit to the buyer is often smaller than it appears on paper.

On FOMO and the pace of decision-making, it was noted that buyers spend more time assessing a car purchase than they do a million-dollar property. The speed of the market can push buyers toward decisions made without adequate due diligence. Conveyancers and advocates are often the last point of scrutiny before a contract is signed. That role matters.

The broader message from the episode: getting the right people around you before you commit is not optional. The cost of quality advice is always less than the cost of a poor decision.
